Turn Around Time

To Brokers, and Loan Agents:

We understand that the real estate appraisal business is generally a Time-Sensitive one, and that Quick Turn-Times are expected of us. We understand about rate locks and expirations and about underwriter's deadlines and closings, and therefore, we consider efficiency -- without compromising integrity -- a high priority in order that you might close your loan as soon as possible. We do not wish to hold up the process, but to facilitate it. Afterall, we value your business and wish to develop good client relationships and future business and referrals.

It is assumed that the Homeowner / Client is reasonably available by phone and motivated to set up a property inspection time on their property. It is understood that some Homeowner / Clients may have unique situations that would prohibit them from allowing the appraiser a timely access to the property which in turn might delay the overall turn time of the appraisal. However, we are very flexible in terms of our own availability and have set appointments for property inspections outside our normal business hours to meet the needs of the homeowner's schedule. 

We are rarely unable to comply with our turn-time schedule. However unexpected delays do occur and will be discussed at the time the Appraisal is ordered or during the processing of the Appraisal. We are available by phone and email while in the office or most all the time while in the field doing property inspections, as we forward office calls to cellular phones.

To Homeowners, or those representing them:

When you request an appraisal, let us know your needs and expectations. We can reasonably comply with the above mentioned schedule should that be your desire. We typically find that appraisals for purposes such as PMI removal, Divorce settlements, Tax issues, and the like are not Time-Sensitive. We are here to serve your needs however, and will discuss expectations at the time the order is placed.
